Stage 1

  • Execute the agency agreement;
  • Define your property specifications and assist you with the appointment of ancillary service providers if required;
  • Identify suitable properties that are un-listed, private sale as well as ones offered by agents including yet-to be-advertised and foreclosure properties;
  • Evaluate suitability of properties to specifications;
  • Submit progress report.

Stage 2

  • Assess and inspect all suitable properties;
  • Conduct market analysis to determine fair market pricing (including gross yield for investment properties);
  • Lodge a detailed short-list report of suitable properties including floor plans, our own digital photos and videos and location maps;
  • Arrange for and accompany you if you are in Australia or your nominated representative to private inspections;
  • Complete market analysis of selected property (s) for your review;
  • Assist with strata (if applicable), building and pest inspections as instructed;
  • Submit progress report.

Stage 3

  • Obtain confirmation from your solicitor/conveyancer they have completed the review of the contract;
  • Negotiate the best price, terms and conditions;
  • Secure acceptance of our written offer or bid at auction if that is the sale method of the selected property;
  • Conduct exchange of contract.

Stage 4

  • There are a number of parties involved in the final stage. We will ensure the process is progressing according to the agreed dates;
  • If it is an investment property, we can help you appoint a reliable property manager;
  • Conduct pre-settlement inspection and deliver the keys to you;
  • Assist you with the appointment of specialised services if required.
