You dictate what your exclusive Property Search 4U buyer’s agent does for you. Objective and anonymous negotiations can be conducted on your behalf, throughout your buying process, or your buyers agent can simply bid at auction on a property you’ve already found.

Choose from our practical and popular four tiered service offerings or have Property Search 4U customise the different stages of our service to suit your specific needs and budget. Whether you select Total Tenure, our Purchasing Partnership or the Auction Action solution, you will receive relevant information and professional advice every step of the way.

Total Tenure
Coordinates your entire property search, appraisal and the subsequent buying process of your most significant and rewarding possession. Based on your defined aspirations, this comprehensive suite of 10 Property Search 4U services cost effectively identifies the right property, negotiates the best price on the most favourable terms to efficiently realise your property ownership dreams.

  1. Help you define your current and long term aspirations.
  2. Utilise our industry network to identify properties that match your criteria.
  3. Search, research, identify and appraise suitable properties.
  4. Inspect and assess every property that meet your criteria.
  5. Submit a detailed factual report on the short-listed properties.
  6. Arrange for and accompany you to private inspections of the short-listed properties.
  7. Submit a market analysis to establish your selected property’s fair market price.
  8. Define the most appropriate and effective negotiation strategy.
  9. Bid on your behalf at auction if that is the sale method.
  10. Assist you with the appointment of essential and ancillary service providers.

Purchasing Partnership
You may choose to find the property yourself, and then appoint Property Search 4U to coordinate the entire buying process. Commencing with a market analysis of your selected property, its fair market price is determined (see point 7 above), and a negotiation strategy is defined. You will receive the keys to your new home or investment property certain that you have negotiated the best available terms, and confident that you have not paid too much.

Helping Hand
You may prefer to conduct your own property search and negotiations but are unsure of how much you should pay and what is the current rental yield (if it is an investment). Property Search 4U will:

  1. Inspect the selected property and take digital photos (from the buyer’s perspective).
  2. Review the building and pest inspection reports and the strata report (if available).
  3. Submit a report that includes:

  4. -  Comparable sales analysis of the selected property.
    -  Comparable rents analysis (if it is an investment).
    -  Description of the property (we inspect all types of properties every day and we    analyse their features differently from a D.I.Y. buyer).
    -  Location features and demographics.
The report will be posted as well as e-mailed should you wish to forward it to your accountant, conveyancer, financial adviser, family or friends.

Auction Action
Bidding at auction can be intimidating for those who are not regular auction participants, and potentially disastrous for the too emotionally involved. Find the property, determine your price range, then instruct your professional Property Search 4U agent to attend and bid at auction on your behalf.  They will develop an auction strategy with you, utilising their practised skills and tactics to achieve the desired result.

You can receive assistance on how to best manage your investment property, and be introduced to a reputable property manager, financial adviser, tax adviser and depreciation consultant too.

You can be provided with a personalised sales strategy for your current property, plus be connected with specialist lawyers or licensed conveyancers.

As a valued Property Search 4U client, you will gain access to a network of professional service providers, including finance lender, insurance broker, structural engineer, pest inspector and strata report. Property Search 4U can also arrange for or connect you with reliable tradespeople from builders and plumbers to electricians, painters, decorators, interior design consultants and landscapers familiar with your property and location.

Property Search 4U success fee is payable in two installments, the first on initiation of your selected service, and the last at your project’s successful conclusion.
